Services to Landlords

The large majority of the properties under Urban Share's management are owned by an investment fund run by our parent company Klin Property Ltd.

We do, however, work with a very small number of professional landlords whose portfolios and objectives are closely aligned with our objective of providing London's students and young professionals with great properties to live in, affordable rents and professional, efficient service levels.

Urban Share's Private Client Lettings and Property Management Services include:

• A full inspection and rental value appraisal of your property
• Effective and wide-ranging exposure for your property through a combination of marketing and advertising channels, and through relationships developed by Urban Share with various corporate and academic institutions
• Thorough background checks on your prospective tenants, including obtaining detailed references and passport/utility bill copies (for money laundering purposes) and completing any required credit checks
• Marketing and letting your property either as a whole unit or as a multi-let, depending on your preferences and current market conditions (which we will advise you on).
• Completing gas and electricity safety inspections and obtaining EPCs where required
• Check-in/check-out procedures for all of your tenants, including the completion and signing off of a comprehensive inventory for the property
• End-of-tenancy and, where required, mid-tenancy, cleaning services
• The provision of Urban Share Assured Shorthold Tenancy Agreements, tailored to the specific needs of you and your tenants
• Keeping all voids to a minimum
• Paying service charges and ground rent on your behalf where applicable
• Arranging buildings insurance on your behalf if this is required
• Managing all communications from tenants
• Overseeing and checking all maintenance jobs not carried out by our own maintenance team
• Minimising and chasing any rent arrears
• Quarterly inspections of your property with a full report, including photos
• Redecoration or refurbishment of your property as requested and required, according to your specification and budget
